How does a modular home differ from a “Manufactured or Mobile Home"?

Manufactured homes are built to the HUD code, which requires home to be built on non-removable steel under frames. Modular homes and conventional stick builder are required to built to the state building codes. As such many developments allow modular and site builders but may exclude manufactured or mobile homes.
